There’a a planning application just in for 120-122 Rawreth Lane Rayleigh. This is on the north side of Rawreth lane, next to Hooley Drive.

“Demolish Existing Dwelling and Commecial Premises and Construct eight 2-bed houses”.

  • Chris, when did Western Homes get the go ahead to build in London Road on the site next to Eon. I may have been out of the frame for a while but I never saw a report on this wbsite.

    I would be grateful for any information you could give.

  • Also, Western Homes seem to have cordoned off a big section of London Road, how many dwellings have they been given permission to build. I am very concerned about what is happening here. Apologies if I have missed what has been going on but I do not have any recollection of this development. Please give information!!!

  • Bryan, are you saying the council got this through on a technicality? I do not remember reading that this was given the ‘green light’. I would be really grateful for any information on this development. If Western Homes have got permission by default…..

  • Mike, you are quite right, sorry for not reporting on this one!

    As Bryan says we wrote about one application on this site that was refused, but not about the one that was passed – on October 20th.

    It’s a scheme for 14 properties, density is 36 per hectare. A previous application was refused because of inadequate garden sizes and effect on existing trees – this scheme is better, and no councillor saw any valid reasons for refusing it.

  • Surely any development should be reported. This is not any development, it could set a precedent for this type for developer to run roughshod over the residents! I am gobsmacked. Did Western Homes give residents in the surrounding area notice that a development was going to be built? Did the echo report it? We are trying to limit housing in the area. Western Homes will now look for more land where they can build more houses! Was it that every Councillor wanted this to go ahead that it was not reported. I do not believe that this was just overlooked! It was only that I was walking home from the town centre that I spotted this development!!!”!!!!!!!

  • Chris I still have a couple of comments that are to go through moderation. I am extremely perplexed at this, specifically as I have seen several developments over the past few years in Rayleigh that I do not have any recollection of reading about on the website. Some developments in the town centre itself. Please be transparent for the sake of the residents.

  • Mike, thanks for your comments. We’ve never claimed to cover every planning applicaton in the district, or in Rayleigh. But following what you’ve said, maybe we’ll try to flag up every application for , say, 10 or more homes from now on. Though there’s a danger that we’ll miss something somewhere..

    Regarding the application in London Road, I don’t believe that there any adjoining houses. There was a well attended site visit by councillors (which I went to) and I think that councillors felt this ended up as one of the least problematic applications for housing that we’d seen. No effect on adjoining houses, density was OK, and at the final stage the design seemed OK as well.

  • Thanks Chris, I understand that you are not able to report all the approvals and some may get missed, guess I have got used to Onlinefocus being extremely efficient when posting all developments that would be of interest to local residents. Are there any other developments that have got approval for Rayleigh? Hope you had a good Chrismas.

    The applications you are interested in are probably ones that have come to the Development control committee , and in the past 12 months the the committee has passed precisely three applications in the parish of Rayleigh:

    Obviously ,many smaller applications don’t come to committee. However there are also those applications which are refused by the council and allowed by an inspector. I the past 15 months an inspector has allowed one:

    I’m surprised there’s only these few ; I assume the planning software is working OK, maybe my search parameters are missing some.

    But you can see that the numbers of dwellings is very small compared with the 770 planned down the line for Rawreth, the 450 for Hullbridge, and the planning battlefields now facing us in Hawkwell!

  • Isn’t it time that the planning system had a reality check, and came up with a system that people can actually use? It annoys me to see these stupid A4 sheets of paper taped to lamp-posts and fogged up with moisture, typed in a font so small that only an optician would use it.

    If it is on a route that I use when walking to the shops there is a chance that I may get to read it, but if it’s on a road that I only pass in the car then it is pointless. How many people read the planning notice that was put up at the A127/A1245 junction when they did the “improvements”? Or the ones posted in Rawreth Lane when the speed limit got reduced? If the rules state that this is how planning notices are publicised then great, carry on. But the council cannot really believe they actually get read (or even seen).

    How about developing a distinctive logo for the planning department, printing it large on the A4 notice, with a large font reference number, and a simple web address in a smaller font. At least then we may stand a chance of reading it from a car or from across a road, and actually find out if something is being planned in our area or on a route we travel on.
