If you know Down Hall Road in Rayleigh, you’ll know no. 89. It’s the house with the extremely large pond (about 25 metres across). The residential close called Lakeside is built around it.

There’s now a planning application (06/01111/FUL) to demolish the existing house and build a new house and 7 flats. The application hasn’t been ‘validated’ yet by the council, so consultation letters haven’t gone out yet. You can see the details on the council website here.

  • The maximum height is 10 metres
  • There would be 2 parking spaces for the house
  • There would be 10 parking spaces for the flats
  • Vehicle access to the house and the flats would be via Lakeside.
  • The lake itself would survive – to see more, download the plans here.
  • You can download the ecological survey here.
  • The Essex Amphibian and Reptile Group advise that the site will not sustain Great Crested Newts
  • The application isn’t in Downhall and Rawreth Ward – it’s just ‘over the border’ in Grange Ward. As always, we will follow the local government code of conduct, judge this application on its planning merits, and not make our minds up in advance.
